A Long-Term Partnership Approach to Boutique Hotels

Argyle Boutique Hotels is being developed as a long-term operating and repositioning partner for boutique hotels and integrated mixed-use developments.

This approach reflects a deliberate shift in how hospitality businesses can be structured — aligning the interests of property owners and operators, while focusing capital and expertise where they create the most value. Alongside the hotel component, certain projects will incorporate apartments for sale or branded residences, forming a coordinated, design-led scheme rather than separate uses.

A Different Starting Point

Historically, many hotel businesses have been built around property acquisition. While ownership can offer control, it also concentrates capital and introduces constraints that are not always aligned with operational performance.

Argyle Boutique Hotels is being developed with a different starting point.

Rather than acquiring assets directly, we partner with owners of existing hotels requiring upgrading, as well as well-located buildings suitable for conversion into boutique hotels. Where appropriate, these projects may also include a residential component — integrated from the outset as part of the overall concept.

The objective is to reposition these assets through design-led transformation, disciplined delivery, and long-term operational alignment — without requiring a sale of the underlying property.

Aligning Ownership and Operation

In this model, the property owner retains the asset and typically funds the refurbishment or conversion. Argyle leads concept development, design direction, repositioning strategy, and long-term hotel operations.

Where residential elements are introduced, these are developed in parallel, ensuring that both hotel and apartments form part of a coherent scheme rather than competing uses.

This structure creates a clearer alignment of interests.

Owners benefit from enhanced asset value, improved operational performance, and — where applicable — the ability to realise value through residential sales. Argyle focuses on delivering a consistent, high-quality guest experience while building a recognisable brand across multiple locations.

Rather than short-term transactions, the emphasis is on long-term partnership.

From Concept to Operation

A key advantage of this approach is continuity.

Argyle is involved from the earliest stages of a project — assessing the asset, shaping the concept, and guiding design and delivery — through to operating the completed hotel. This ensures that decisions made during development are directly aligned with how the hotel will function in practice.

In repositioning existing hotels and converting buildings into boutique hotel assets, this continuity is particularly important. Layout, flow, materials, and back-of-house requirements must all support the realities of day-to-day operation.

Where residential elements are included, this same level of coordination is applied to ensure that circulation, servicing, and overall user experience are carefully integrated across both uses.

Integrated Residential Opportunities

In selected projects, Argyle Boutique Hotels will incorporate apartments for sale or branded residences alongside the hotel.

This is not an add-on, but a structured part of the development strategy. Residential elements are designed to sit naturally within the building, benefiting from the same design direction, material quality, and attention to detail as the hotel itself.

For buyers, this creates the opportunity to own a residence connected to a well-operated boutique hotel environment. For owners and investors, it provides an additional route to enhance returns, improve cash flow during development, and optimise the overall asset.

Each opportunity is assessed individually, ensuring that residential integration strengthens — rather than compromises — the integrity and performance of the hotel.

A Focused Hospitality Offer

Within this model, Argyle Boutique Hotels maintains a clear and disciplined hospitality offer.

Each hotel will be designed as a 4 star boutique property, typically between 30 and 100 rooms, located in strong, walkable city-centre locations.

Food and beverage will be deliberately focused: a high-quality breakfast, a signature whisky bar offering a curated selection of whiskies and other quality drinks, and a refined, lighter food menu.

Where appropriate, partnerships with high-quality local restaurants will extend the dining offer without introducing unnecessary operational complexity. In certain locations, and where the property size and configuration support it, there may also be an opportunity to introduce a full-service restaurant in partnership with an experienced local restaurateur. This approach allows the offer to be broadened while maintaining operational focus, consistency, and cost discipline.

This clarity allows the hotel to perform consistently, while remaining adaptable to local context.

Capital Deployed Where It Matters

An asset-light structure allows capital to be directed more precisely.

For property owners, investment is focused on upgrading the building and enhancing long-term value. For Argyle, resources are concentrated on concept, design, brand development, and operational delivery.

Where residential elements are included, this also allows part of the development value to be realised earlier, improving overall project viability while maintaining a long-term operational focus on the hotel.

This avoids the dilution of effort that can arise when capital and management attention are spread across both ownership and operation.

It also supports scalability — allowing multiple projects to be developed in parallel without requiring significant balance sheet expansion.

Built for Long-Term Value

Argyle Boutique Hotels is being developed with a long-term view.

By combining property, design, and operational expertise within a partnership model — and integrating residential opportunities where appropriate — the objective is to create hotels that perform consistently and assets that strengthen over time.

For investors and property owners, this offers a clear proposition: a boutique hotel business built on alignment, discipline, and practical delivery experience — designed to enhance both operational performance and underlying asset value.
